About North Hyde Park
North Hyde Park is a City of Tampa neighborhood association bounded by Kennedy Boulevard to the south, Interstate 275 to the north, Armenia Avenue to the west and Willow Avenue to the east. It links two of Tampa’s best-known areas: historic Hyde Park to the south and West Tampa to the north.
The neighborhood is in transition. Former cigar factory buildings still stand along Howard Avenue, and early-1900s cracker-style homes sit alongside newer block-and-stucco townhomes and single-family homes. Since 2004, new construction here has followed the City of Tampa’s West Tampa Overlay building guidelines.
Nearby: Hyde Park, West Tampa and SoHo. Neighborhood and ZIP boundaries do not always match; confirm the address on each listing.

History of North Hyde Park
- 1886 To support Henry B. Plant’s Tampa Bay Hotel, the City of Tampa agreed to extend Lafayette Street, now Kennedy Boulevard, west of the Hillsborough River and build a bridge, opening the land that became Hyde Park and the streets to its north.
- 1895 The area north of Kennedy Boulevard became part of the newly incorporated city of West Tampa, a cigar-making town, until Tampa annexed it in 1925.
- Early 1900s Cigar factories rose along Howard Avenue, and cracker-style homes filled the surrounding streets. Some of those brick factory buildings still stand.
- 1960s Interstate 275 was built through West Tampa, and today it forms North Hyde Park’s northern edge.
- 2004 The City of Tampa adopted the West Tampa Overlay building guidelines, which shape new construction in the neighborhood.

Before You Buy in North Hyde Park
If you plan to build, add on or significantly change a home’s exterior, check the current West Tampa Overlay requirements with the City of Tampa before you buy.
For new townhomes, confirm the builder, permits and warranty, and review the HOA’s budget, reserves and rules. For older homes, budget for a thorough inspection of the roof, plumbing, electrical and foundation, and ask what was updated and whether it was permitted. Review the property’s FEMA flood map and insurance quotes before making a decision.
