History of 33606
- 1882 James Watrous built the first house in what became Hyde Park, at 1307 Morrison Avenue.
- 1880s Henry B. Plant built the first bridge across the Hillsborough River at Lafayette Street, now Kennedy Boulevard, opening the area to growth. Streetcar lines followed on Swann and Rome avenues, which is why those streets are wider than most in the neighborhood.
- 1891 Plant’s Tampa Bay Hotel opened on February 5. Since 1933 the building has been Plant Hall, the heart of the University of Tampa campus.
- 1920s Developer D.P. Davis built Davis Islands from dredged material atop two small natural islands, Little Grassy Key and Big Grassy Key, at the mouth of the Hillsborough River.
- 1956 Bern and Gert Laxer bought the Beer Haven bar, moved it to 1208 S. Howard Ave. and renamed it Bern’s.
- 1985 The Hyde Park Historic Districts were added to the National Register of Historic Places, and Hyde Park Village opened.

Before You Buy in 33606
Flood exposure can change from one street to the next, especially on Davis Islands and near Bayshore Boulevard, and parts of the ZIP sit only a few feet above sea level. Two nearby homes may carry very different insurance costs. Review the property’s FEMA flood map, elevation certificate if available, roof age, wind-mitigation report and property-specific insurance quotes before making a decision.
If the home is in the Hyde Park Historic District, plans for exterior changes, additions or raising the house generally need a certificate of appropriateness through the City of Tampa’s Architectural Review Commission. Factor that review into renovation plans and timelines.
On waterfront and near-waterfront homes, ask for the seller’s flood disclosure and insurance history early in the process. Florida Statute 689.302 currently requires disclosure of flood risks to prospective purchasers.
