Neighborhoods in Westshore

The Westshore District covers about 10 square miles, bounded by Kennedy Boulevard to the south, Himes Avenue to the east, Hillsborough Avenue to the north and Old Tampa Bay, including Rocky Point, to the west. Office towers and hotels line Westshore Boulevard, and residential neighborhoods fill in around them.

Westshore Palms

A residential neighborhood between Westshore Boulevard and Lois Avenue, from Kennedy Boulevard north to Interstate 275, close to the WestShore Plaza site.

Carver City-Lincoln Gardens

An established neighborhood of single-family homes developed in the late 1950s and early 1960s, roughly between Boy Scout Boulevard and Cypress Street, from Westshore Boulevard to Dale Mabry Highway.

Midtown Tampa

A walkable mixed-use hub at Dale Mabry Highway and Cypress Street, opened in 2021, with offices, hotels, apartments, shops, restaurants, a Whole Foods Market and a public lake and walking trail.

Rocky Point

According to the Westshore Alliance, the district’s business association, Westshore is Tampa Bay’s largest employment center:

  • Investment: more than 25 projects planned or underway, representing more than $1 billion in private investment, as the district shifts from an office hub to a walkable, mixed-use place to live, work and shop.
  • What’s next: Midtown East, Westshore’s tallest office tower, was completed in 2025, and plans call for replacing WestShore Plaza with a 52-acre mixed-use district with offices, a medical center, shops, a hotel and about 1,700 residences.

Westshore has more than 200 restaurants and bars. International Plaza and Bay Street is one of Tampa’s busiest dining destinations, with The Capital Grille, Ocean Prime, The Cheesecake Factory, Brio Italian Grille, Whiskey Cake, Bar Louie, Doc B’s and California Pizza Kitchen. Midtown Tampa adds more restaurants, shops and a Whole Foods Market.

  • Raymond James Stadium: home of the Tampa Bay Buccaneers and USF Bulls football, plus concerts and major events.
  • George M. Steinbrenner Field: spring training home of the New York Yankees.

  • Schools: consult Hillsborough County Public Schools for current school information and address-specific assignments. Confirm zoning for each home rather than relying on its ZIP code.

History of Westshore

  1. 1967 WestShore Plaza opened at Kennedy and Westshore boulevards, billed as Tampa’s first fully air-conditioned shopping center, and the business district grew up around it.
  2. 1998 Raymond James Stadium opened on September 20.
  3. 2001 International Plaza opened on September 14 beside Tampa International Airport.
  4. 2021 Midtown Tampa opened at Dale Mabry Highway and Cypress Street, a walkable mixed-use hub.
  5. 2025 Midtown East, Westshore’s tallest office tower, received its certificate of occupancy.
