New Tampa describes the broad northern Tampa district that extends along Bruce B. Downs Boulevard and toward Interstate 75. Tampa Palms is one of its best-known master-planned communities, rather than another name for all of New Tampa. Both are in Tampa and Hillsborough County, with most neighborhood searches centered on ZIP code 33647.

The modern area grew through large planned developments that combined homes with parks, schools, conservation land, shopping and community infrastructure. Tampa Palms was designed as a mixed-use community with residences, offices, shops, recreation and wide landscaped boulevards. Its original golf course opened in 1987, and construction continued in multiple phases and villages.

New Tampa extends beyond Tampa Palms. Existing community names on this page include The Preserve at Tampa Palms, Arbor Greene, Basset Creek Estates, Cory Lake Isles, Cross Creek, Easton Park, Grand Hampton, Heritage Isles, Hunters Green, K-Bar Ranch, Live Oak Preserve, Pebble Creek, Tuscany and West Meadows. Tampa Palms North is a later portion of the wider Tampa Palms area with its own association structure. Select neighborhoods may use Club Tampa Palms, which includes a fitness center, pools, a spa, tennis courts and basketball. Tampa Palms III also has separate village associations and district responsibilities, so access should never be assumed solely from a 33647 address.

Buckingham and newer-area neighborhoods

Tampa Palms Golf and Country Club features an 18-hole private course designed by Arthur Hills. The wooded course opened in 1987 and uses wetlands, lakes and natural contours to create a setting that feels different from a course tightly lined with houses.

The club also offers tennis, fitness, swimming, dining at Elements and spaces for member and private events. Membership is separate from owning a home in Tampa Palms, so buyers should confirm current categories, initiation costs and privileges directly with the club.

For golf-oriented buyers, compare actual course proximity, lot orientation, vegetation and club access. A Tampa Palms address does not automatically mean a home fronts the course—or that membership comes with the deed.

New Tampa Communities Beyond Tampa Palms

New Tampa offers several distinct master-planned communities beyond Tampa Palms. Arbor Greene, Cory Lake Isles, Grand Hampton, The Hammocks, Heritage Isles, Hunter’s Green, K-Bar Ranch, Live Oak Preserve and West Meadows are among the larger names buyers encounter, while Cross Creek, Easton Park, Basset Creek Estates, Pebble Creek and Tuscany add more options.

Arbor Greene is known for gated villages and a community center with recreation. Cory Lake Isles centers many homes around lakes and water views. Hunter’s Green combines gated neighborhoods with golf and recreation, while Heritage Isles is another golf-oriented master plan. University of South Florida sits immediately south of Tampa Palms, giving the area practical access to the Tampa campus, research programs and university events. Nearby institutions also include Moffitt Cancer Center, TGH and USF Health, the James A. Haley Veterans’ Hospital and AdventHealth Tampa.

Bruce B. Downs Boulevard is the central north-south corridor, while Interstate 75 connects New Tampa with Wesley Chapel, Brandon-area employment and the wider region. Downtown Tampa and Tampa International Airport generally require longer cross-city trips whose timing changes sharply with traffic.

Within individual communities, paths, ponds, parks and clubhouses differ. Compare the actual route from a home to the amenity rather than assuming every village connects the same way.
