We are excited to introduce E-Design as one of the new unique complementary services that we are currently offering to our buyers, sellers, investors, and new construction. 

We believe E-Design is a perfect solution for clients that need help with creating the vision for their current or future space.

This is why we decided to come up with the unique solution of E-Design to professionally solve common issues we encounter in real estate on a daily basis. 

E-Design is a new trend in interior design, architecture, and real estate world.

It is essentially taking the process of traditional interior design, and transforming it into a simple and affordable process that is entirely online and customizable to all tastes and budgets. It is a perfect solution for clients that need design inspiration and guidance for their current or future space.

The E-Design services will be personalized for each customer. We can do an in-person assessment of your home, or remotely by phone/email. If remote, we would need you to send us your measurements, photos, Pinterest boards, and anything else that you can send electronically that would support your ideas and vision. 

For further guidance, we will send you an online questionnaire to further explore your specific style and wants/needs and create mood boards for your review. 

You will be provided with shared access to your custom interactive floorplans. The majority of furniture is available for purchase and we can assist you with With this program in your custom space:

Some of the best properties on the market are hidden gems! And more often than not, most buyers share the inability to visualize the hidden potentials of the space. This is why our e-design services are a valuable solution for our buyers that need professional help searching for and customizing their dream home.  

We have a trained eye for homes with potential and will help you find the perfect home that other buyers may have not seen the vision, and have discarded. 

This strategy allows you to have an advantage of price negotiation, avoiding stressful multiple offer situations, and ultimately uncovering homes with great potential and value that others might have overlooked

Buyers have difficulties visualizing themselves in homes that they find online or view in person. Especially if the home has dated finishes or floorplans that are not functional to modern living needs. 

While we do believe in traditional staging, however, E-Design is a cutting edgel and much more affordable solution vs. staging. It allows a much larger buyer pool to be able to conduct a virtual walkthrough of your home, and see suggested design inspirations and potential.

After being in the construction and development industry since 2005, I have a strong understanding of the vision challenges that buyers are met with. 

1. Selling Dirt and A Dream on blueprints (or worse, a simple rendering). Only a few select people are able to see the vision of their dream home on a piece of paper.  
2. Showing Buyers What the finished product can and will look like. Especially if there is no model home, or if they have never built that floorplan. There is nothing to reference except a foundation, framing, drywall, or whatever current construction state the home is in. 

Some of the builders are advancing with 3D technology, but a lot of the smaller builders are yet to adapt. 

This is why we decided to come up with a unique solution to professionally solve the above issues we encounter in our business on a daily basis. 

The timeline of E-Design depends entirely on the scope and size of the project and current projects in our queue. 

An estimated turn around time will be provided during the final review. We have a lot of experience and efficiency with the E-Design process, and our goal is to turn around our E-Design projects in 1-2 weeks (or less depending upon the number of rooms).

Your complete E-Design Template will be provided to you in Floorplanner in both 2D and 3D versions that will interact with each other when changes are made. This is where you can create further customizations on your own time. 

2D Mode:

• Add, move, and rearrange furniture
• Change Floor Materials
• Change Paint

3D Mode:

• Virtually walk through the entire space, room to room in 3D Mode
• Move, rotate, and rearrange the existing furniture 
• Switch cameras angles to which room you would like to view 

What You Cannot Do, (But We Can)

The floor planner software is constantly updating the features they offer to their customers to customize on their own. Some of the following items we would need to alter for you at this time on the back end. 

• Explore more furniture, paint, accessories, and materials that are not readily available on the suggested style tab (there are hundreds of catalog items not displayed on the consumer interactive floorplans)
• Move walls, windows, doorways, etc. But we can update this for you!
